Upstairs, the main reception is a vaulted room that leads on to a wooden balcony overlooking your personal courtyard, and the kitchen area is beautifully fitted with modern units and integral appliances. Downstairs, a large a secluded bedroom is supported by a bathroom that will just spoil the owner rotten.

Outside, a private courtyard provides a secure and individual entrance along with a terrific utility area, perfect for summer barbeques or even just plain old laundry-day chores.

The property still has that "new build" feel, is double glazed, gas centrally heated and is remarkably bright. We think this is one of the best examples of 1 bed accommodation in Littlehampton and imagine it will suit the buyer who wants that little bit more luxury directly for themselves.

OWNER’S COMMENTS What really stood out for me when I found this home was the light levels in the lounge and the access to the balcony. Add a vaulted ceiling and a really high standard of finishing from the developer and it became second to none. I have a small dog and knowing that he can be outside and secure in the courtyard is a really strong benefit for me. Surprisingly, the location is ultra-quiet, even though I am right in the middle of it all, I just don’t hear the hustle of high street or the car park. I’ll miss the convenience though. I have got used to life’s essentials being a few moments’ walk away, I guess I will just have to using a proper shopping list now!

Lease Information The vendor informs us that there are 123 years remaining on the lease, the ground rent is £200 pa and the maintenance charge is £990 pa. We have not sighted documents to evidence this and advise that should you proceed to purchase this property this should be checked by your conveyancer.
